This custom Residence was the recipient of the 2016 HOBI awards for Best Green Energy Efficient Home. With today’s lifestyles leaning toward more energy efficient and “green” building, this Energy Star 4,268 square foot home incorporates some of the latest technology. This home’s 12” thick exterior envelope is comprised of staggered double 2X4 exterior walls filled with Dense Pack to achieve an R44 rating. Under the basement’s slab 4” rigid polystyrene foam was installed over the crushed stone, and then the slab was placed on top. The exterior of the foundation is covered with 2” rigid insulation to the frost line. The interior of the 9’ tall foundation walls is coated with 2” of closed cell foam insulation applied to the concrete with 2X4 framing held 12” off and then filled with 10” of Dense Pack insulation to maintain an uninterrupted insulation envelope. The attic insulation achieves an R-66 rating.

The main constraint when building this home was the soil composition, which was so sandy that the banks kept caving in, so the foundation hole had to be dug considerably larger for access and stability.

The specialty 1 1/8” structural Warm Board radiant heat system runs throughout the house under the 3 ¼” Brazilian wood and tile floors, along with a Unico High Velocity Central Air-conditioning system. There is also an auxiliary propane heat source for the garage. A custom fire suppression system was installed throughout the interior of the home. The audio system has speakers throughout the house and the garage, and there is a full security system and exterior irrigation system.

This well-appointed home was designed to flow effortlessly from room to room. On the first floor, the kitchen has custom WoodMode and Brookhaven cabinetry,Anchor Décor appliances, and a walk-in pantry. The very large slab of 3 cm Grigio Panarea Marble top has a “bullet proof” coating to prevent staining. The kitchen is open to the great room with floor to ceiling stone fireplace with a Custom Mantle. This leads out to the bluestone covered patio overlooking the Gunite pool and hot tub, that are surrounded by a stamped concrete patio. Off the kitchen is a butler’s pantry leading to the formal dining room with custom appointments including raised panels, tray ceiling with LED indirect ribbon lighting tucked into the double crown. On the other side of the foyer there are French Doors to a private office. The gracious master en suite is also on the first floor which incorporates a coffered ceiling, sitting area and Atrium door that walks out to the covered patio and pool, large walk-in shower in the bath, and a custom built-in closet system in the walk-in closet. The powder room, mudroom, and laundry room are tucked around the corner near the garage for convenience.

When you go to the top of the stairs on the second floor, there is a secret room tucked behind a wall of custom built shelves. The telescopic glass doors close off the balcony to the great room when desired, and there are three bedrooms with two bathrooms upstairs as well.
