A Sanctuary by the Sound

Nestled on the shores of Old Saybrook, Connecticut, and winner of the 2017 HOBI Award (CT Home Building Industry Award) for Best Not So Big Custom Home, this 2,700-square-foot beach house, completed in 2017, combines modern luxury with coastal charm. Designed by KV Designs, it offers stunning views of Long Island Sound from nearly every room. More than just a home, it’s a sanctuary that embraces the shoreline’s beauty while providing every comfort.

Perched above a private beach, the house allows residents to enjoy the sounds of the waves and the surrounding landscape. Marvin Integrity windows frame panoramic water views, connecting each room to the outdoors. Whether in the great room or gourmet kitchen, the ocean’s beauty is ever-present.

Built with premium materials, the home features James Hardie Shake siding, PVC trim, and Azek decking. The Trex Rain Escape system and Atlantis Cable Rail System enhance outdoor spaces. The upper deck, accessible from the master and guest bedrooms, provides a perfect spot for sunset views over the sound.

Designed with sustainability in mind, the house includes foam insulation, a 500-gallon propane tank, and a septic system. A future elevator shaft, currently used for storage, offers expansion potential.

Inside, 4” red oak flooring runs throughout, with radiant heat warming the first floor. A custom inlaid Compass Rose on the main floor adds a nautical touch. The chef’s kitchen features Wood-Mode cabinetry, Wolf and Sub-Zero appliances, granite and marble countertops, and a custom walk-in pantry.

The luxurious master bath includes Kohler fixtures, a rain head shower, and a soaking tub with water views. Two additional baths cater to guests, with crown molding adding sophistication.

Two propane fireplaces in the great room and master bedroom provide warmth, while two outdoor showers—on the ground level and main deck—are ideal for rinsing off after the beach.

Covered parking beneath the home protects vehicles, while the elevated design creates a spacious feel. Every detail, from custom built-ins to strategically placed windows, maximizes the views.

This beach house is more than a home; it’s a perfect blend of design, craftsmanship, and a deep connection to the sea.
